You provide 100% of the capital, I provide 100% of the work. We each own 50% of the property and split all profits from selling or the cash flow after it's rented.
That's totally up to you. Our partnership contract starts as a blank piece of paper, we'll then construct in a way where we're both walking away from the table very happy and excited to hit the ground running!
Through an SPV (Special Purpose Vehicle) company where we each hold 50% shares. The company owns the properties directly.
This will depend if you want to invest for interest, or ownership. I always exit with a 25% annual ROI as a minimum, or 20% profit percentage on a flip.
£100k+ for most projects. Investors with a larger cash injection available naturally take priority and better deal flow access.
Typically 3-6 months for renovations projects. Then depending if we're selling or keeping the asset, I allow circa 4 months to get a buyer, and complete legals.
If your cash injection is large enough to remove the need for any additional lending, such as a mortgage or bridging finance, I will then be able to give the security of the asset to you, registered by my solicitor.
First charge security means you have the primary legal claim on the property if things go wrong for any reason. Think of it like being first in line to get your money back.
Built-in exit clause allows buyout with 6 months notice. I also have a network of experienced property investors who can step in if needed.
